Maintenance
Existing assets – either your home, office, or factory at some point will require some care. Roofing has to cope with the most extreme factors nature has to offer, so earlier choices of products may not have been yours' and some locations suffer severe environments. For example, coastal or some industry will reduce the life span of some roofing products.
The addition of new penetrations such as flue pipes, vents, air conditioners or other trades gaining access for pipes or cables may cause water penetration or product damage.
If you have an evaporative air conditioner, the bleed off or overflow will rust out your sheet roofing and gutters quickly. It also affects terracotta (clay) tiles, so extend the over flow pipe into the d/pipe or into drain waste (it's fed from your tap so it's alright to drain to sewer waste). Leaf litter or general litter blocks gutters and downpipes. Lead flashings dressed to suit will fracture over time as the dressed areas have stretched the lead thinner.
Reaction from dissimilar metals such as copper to galv, zincalume to galv or lead to zincalume, as well as some treated timber will speed corrosion.
